In  our second episode we were lucky to join Jennifer Ahde at her office at 210-1335 Carling Avenue. Arbique and Ahde’s website can be found here. The show opens with a remix of The Joynt www.thejoynt.ca that he made for the Ottawa Senator’s playoff run last season. We only hope that the NHL will get their act in gear and start playing again. A
Andrew and I go over a few interesting Ottawa information to start. First we have more on Ottawa dog parks, Andrew talks about Bruce Pit and Conroy Pit. Bruce pit is off Cedarview Road, Conroy is north of Hunt Club of Conroy road, there are a bunch of cars on the side usually. Here is a great site for dog lovers in Ottawa Ottawa Dog Blog. I mention TriRudy.com which is a great site for all athletes in Ottawa. Ottawa Rec Hockey.com is a great resource for all hockey players in Ottawa.

We then have Jennifer Ahde to talk more about herself. She was born in the Soo and moved here a number of years back. She is now working with Mark Arbique working on real estate transactions, wills and estates. Her twitter handle is @homes_to_close. Jennifer is a huge curler, we hope to see her represent Ontario in the Scotties some day! There are so many great options for curling in Ottawa, a great social and athletic past time. The restaurants she mentions as her favorites are Arturo’s Market on Beechwood, The Buzz on Bank Street, and Todrics on MacArthur. Food stands were talked about as well, in particular Trailer Pork Boys on Carling (closed for the winter right now).

After the break we get into more about what Jen does as a real estate lawyer. Every client is unique and first time home buyers are some of her favorite clients. Some of the main questions she is asked is about costs, when do they get their keys, what is title insurance, how does mortgage money get from lender to her, what happens if they move in and if the house is not the same way as before. These are some of the main concerns.

Legal fees are higher for buyers then for a sale. A ballpark (a large range) is between $900-$1000 in legal fees for a purchase but there are also costs the lawyer incurs on your behalf and you reimburse the lawyer for these things. She then explains title insurance. We talk about when clients get their keys and when they should get in contact with their lawyer. Every lawyer has different procedures, so reach out to them! Do not book your movers for day of closing!! This is a major issue as you should be getting your keys later in the day.
