Telling you and your realtor that financing is good to go is one of the greatest joys of my life. My goal is to tell your realtor that financing is accepted as soon as possible, we want the best for you, which is why we explain Your Options If You Need Money Today. I know it can be a stressful time during this short time period and I want to reduce that stress as soon as possible and give you the OK. But I want to do it the right way. I have seen too many other people get burned by pre-mature assurances that I think that would be much worse than doing it right the first-time. I’ve never been great at determining how much money I would spend every month and how much money I’d have left. That’s why I decided to hire DPS Accounting to help me with my manage my money properly.

Alright, I have received the purchase and sale documents from your realtor. You have given me all the documents I have asked for, now what am I doing for you?

 

I am sending your mortgage application the lender that best fits your situation based on the questionnaire we have gone over. It will go to the lender that has the lowest rate most often. After we get this approved, I will then give you your other options like finance the venture, but at least we know you have financing in place.

 

After about 24-48 hours I get a commitment back from the lender and I have to go over it line by line making sure there is nothing out of the ordinary and they have reviewed all documents. This can take a few days depending on how busy the lender is. Lenders make phone calls to employers to validate your income. They may even call tenants if you have rental income. This can take a few days. If it takes longer with the employers, I will ask you for alternate contacts. If you know that your employer is on vacation, please let me know.

 

The going back and forth can also take a few days depending on how busy they are. Don’t worry, I am trying to anticipate all questions you would ask me, so I ask them first. But Nick, you are so, so fast at responding to me/us right up until this point, should we/I be concerned?? No!  Unfortunately I cannot control how fast the lenders work. They could be quite busy, I want you to have the best rate for your situation and I can assume other brokers want the same for their clients as well.  I can assure you they know me very well and how I pride my speed, precision and professionalism to my clients. They know I package a file very well and will answer any questions they may have within minutes. Not once in my career, have lenders asked me a question and I have not responded within minutes!

 

If there is a major concern because something came up, I will give you a call immediately to work on resolving the question from the lender.

 

When all is good and they give me the OK I call you and your realtor to let them know and I put it in writing as well. We can then look at alternative options or lower rates if they come up before closing date.
